Doing too much on your own...
If you aren't a designer or architect, hire one. There is a reason that a decent set of project plans costs money: it takes some effort and it works. Additionally, a real architect will be aware of any environmental or zoning restrictions that have a bearing on your project. A professional will also know the way channels to use in order to get any needed permits or other paperwork. Having an inspector inform you that you've done something wrong after you've already done it is not pleasant.
